We have a conventional electric hwh located in a large closet which we wish to convert into a 1/2 bath. To save space we thought of removing the old heater and installing an on-demand model.

The pros- a properly sized unit will give you unlimited hot water on demand, and the energy efficiency is very good because water is heated only when called for.
The cons-The units are expensive and installation may be too, depending on your cicumstances. The electrical service line (if it is an electric model) may need to be up-graded if the power requirements are more than your current service affords. If it is gas, the unit will have to be relocated to an appropriate location, which entails more expense. Also I’ve found that repairs to the units can be expensive and the warranties are evasive and misleading. You must also procure a repairman certified by the manufacturer to repair the unit, and this can prove difficult as most companies don’t pay the repairman what he’d make on a similar call on his own, so why should he have any interest in making less money for his time?
Floyd has a lot of very good info. there. I am a general contractor…. Pro’s: convenience, cost of operation. Con’s: expensive to buy/install/service. Hint: check local codes/requirements before making a decision, oft times a permit is required to do this.
